How to Hire a Plumber: What to Check Before You Book

For certain plumbing services, it is often best to call a qualified plumber rather than try and tackle the job yourself. By calling a plumber you can feel cofident that the job will be done right not to mention saving your valuable time to be spent on something else.

Verify the License — Requirements Vary by State

Plumbing licensing is regulated at the state level (and sometimes the city or county level), and the rules differ widely. Some states require a master plumber license for nearly all work; others have journeyman tiers; a few leave certain work to local jurisdictions. Because there’s no single national license, the right move is to verify directly:

  • Search for your state’s contractor or plumbing license lookup — most states have an online database where you can enter a plumber’s name or license number and confirm it’s current.
  • Check that the license class covers the work you need. A handyman license or general business registration is not a plumbing license.
  • Ask the plumber for their license number up front. A legitimate pro provides it without hesitation; reluctance is a red flag.

Unlicensed plumbing work can void your homeowner’s insurance coverage for resulting damage, and you have little recourse if the job goes wrong. The five minutes it takes to verify is always worth it.

Confirm Insurance and Bonding

Two separate things, both important:

  • Liability insurance protects you if the plumber damages your property — a flooded bathroom from a botched install, for example. Ask for a certificate of insurance; reputable companies carry it as a matter of course.
  • Bonding (where required by your state or municipality) provides financial recourse if the contractor fails to complete the job or meet code. Requirements vary, so check what your state mandates.
  • Workers’ compensation matters too — if an uninsured worker is injured on your property, you could be drawn into the liability.

Get Written Quotes — Flat-Rate vs. Hourly

Always get the price in writing before work begins. Plumbers typically price work in one of two ways:

  • Flat-rate: a fixed price for the job from a standardized price book. You know the total up front, and a slow job doesn’t inflate your bill.
  • Time-and-materials: an hourly rate plus the cost of parts. Can be cheaper for quick, simple jobs, but ask for an estimate of hours so you’re not surprised.

For any job over a few hundred dollars, get three written quotes and compare them line by line — scope of work, materials specified, labor, permit fees, and warranty terms. Quotes that differ wildly usually mean the plumbers are bidding different scopes; ask each one to clarify until you’re comparing apples to apples.

Red Flags That Should Stop You Cold

  • No verifiable license. Non-negotiable. Move on.
  • Cash-only or full payment up front. A deposit for large jobs is normal; demanding the entire amount before starting is not.
  • No written quote or contract. Verbal agreements leave you with nothing if there’s a dispute.
  • Scare tactics. “Your water heater could explode tonight if you don’t replace it right now” is a sales script, not a diagnosis. Urgency should come with evidence you can see.
  • Door-to-door solicitation. Legitimate plumbers are generally too busy to knock on doors. Be especially skeptical of anyone who shows up uninvited after a storm.
  • Refusal to pull permits. Permits protect you by ensuring the work is inspected to code. A plumber who wants to skip them is cutting corners on your home.

Ask About Warranties

A professional plumber warranties their labor — typically at least one year — on top of manufacturer warranties on parts and fixtures. Get the warranty terms in writing: what’s covered, for how long, and who to call if something fails. This is one of the clearest separators between established professionals and fly-by-night operators.

What a Good Written Quote Looks Like

“$1,200 to replace the water heater” is a price, not a quote. A quote you can actually compare should include:

  • Exact scope of work — what’s being done, step by step, in plain language.
  • Materials specified by brand and model — “40-gallon gas water heater” is vague; “Rheem Performance 40-gal, 6-year warranty” is verifiable. This matters because a suspiciously cheap quote often means suspiciously cheap materials.
  • Labor, permit fees, and disposal broken out separately, so you can see where the money goes.
  • Start date and estimated duration.
  • Warranty terms for both parts and labor.
  • Payment schedule — what’s due when.

When quotes differ wildly, the scope or materials usually differ too. Ask each plumber to walk you through their quote until you’re comparing equivalent work. The cheapest bid for a thinner scope is not the cheapest job.

After the Job: Final Checks

Before making the final payment, run every fixture the plumber touched, check for leaks at all connections, and confirm the work area was left clean. For permitted work, make sure the inspection actually happened and passed — ask for the sign-off documentation. Keep the written quote, the paid invoice, and warranty terms together in a home-maintenance file; if something fails within the warranty period, you’ll need them.
